2 X 6 pressure treated sill plate bolted and caulked to foundation.
Steel basement posts sized per architect.
Steel Basement beams sized per architect.
Floor joists are 2 x 10 spruce 16" on center.
Sub Floor is 5/8 tongue & groove fir plywood.
1 X 3 Wood bridging.

New Home Exterior Walls and Interior Partitions

Wall height is 8' ft.
Exterior walls are 2 X 4 studs, 16" on center.
Garage walls and common wall are 2 X 4, 16" on center.
Interior partition walls are 2 X 4 except plumbing walls are 2 X 6.
Exterior headers are 2 X 10 or 2 X 12 with 2" of solid insulation for R14 value.
Exterior sheathing is 7/16" OSB.
Over the sheathing and under the siding is Tyvek type moisture wrap.
Siding is Vinyl by CertainTeed in 13 colors.

Base and casing are stain grade pine colonial.
